A hotel in this location offers panoramic views of the countryside, river, and sea. The geographical location is comparable to that of the most exclusive and expensive hotels on the coast of Alagoas. A private wellness clinic could be integrated into the project. Here, guests could relax, refresh their appearance, and recharge their batteries.
The hotel can be combined with a number of separate and discreet residential units and exclusive villas. The project area covers 98,595 m² (10 ha). Villas can also be built on the hotel site, which covers 17,427 m² (2 ha).
Leisure Park
Access to the river and sea, relaxing by the lake, enjoying a drink in the shade of large cashew trees, taking in the wonderful evening light – guests can enjoy all this and more at this leisure park.
It could be run as a small farm with animals. An impressive deck leading out to the river and other infrastructure are already in place. The natural surroundings offer two lakes, mangroves, coconut groves, and romantic walking trails.
The infrastructure is already largely in place. The park can be run with 10-15 employees and offers a good return on investment. The area covers 133,466 m² (13 ha).
The park is located in the middle of three potential hotel projects and can accommodate their guests. A combination with a beach club on the other side of the river by the sea would be possible and worthwhile.
Villas
The 30-40 m high hill range along the Rio Santo Antônio Grande is the most valuable area of Caúna. It offers magnificent views over the coast of Alagoas.
Here you will find luxury plots totaling 72,638 m² (7 ha). The area of the villa project with park is 275,263 m² (28 ha). It also includes the entire slope down to the river, coconut plantations, and the mangrove belt up to the nearby town.
If additional villa plots are set aside instead of the hotel, the building land will increase to 90,065 m² (9 ha) and the total private park to 511,674 m² (51 ha, 2.8 ha per plot).
Preliminary studies are available for the villa project. It could comprise 18 plots of 4,000 or 5,000 m² each, along with a clubhouse with a restaurant and service center. The development of the plots would include access roads, water, and electricity (included in the price).
