NATURE Park
The nature park encompasses the entire hillside from the villas down to the river, two lakes, coconut plantations, and the mangrove belt all the way to the nearby town.
It offers access to both the river and the sea. Relaxing by the lake, having a drink in the shade of large cashew trees, watching wildlife, and enjoying the wonderful evening light: the nature park offers many delightful experiences.
Its total area is 432,077 m² (43.2 ha). Each lot therefore includes an additional 23,900 m² of parkland.
The infrastructure is already largely in place. Four houses and a fish pond are ready for use.
The natural surroundings feature romantic walking trails. An impressive deck extends out toward the river. There would even be space for a botanical garden.
Combining this with a beach club on the other side of the river by the sea would be both possible and worthwhile.
Villas
The 30-40 m high hill range along the Rio Santo Antônio Grande is the most valuable area of Caúna. It offers magnificent views over the coast of Alagoas.
Here you will find luxury plots totaling 72,638 m² (7 ha). The area of the villa project with park is 275,263 m² (28 ha). It also includes the entire slope down to the river, coconut plantations, and the mangrove belt up to the nearby town.
If additional villa plots are set aside instead of the hotel, the building land will increase to 90,065 m² (9 ha) and the total private park to 511,674 m² (51 ha, 2.8 ha per plot).
Preliminary studies are available for the villa project. It could comprise 18 plots of 4,000 or 5,000 m² each, along with a clubhouse with a restaurant and service center. The development of the plots would include access roads, water, and electricity (included in the price).
Vila Caúna
The project also includes the Vila Caúna development. There are four new houses there, with a total of 11 apartments. Each apartment has its own terrace(s) and garden. The design is airy and modern. Some of the apartments offer fantastic views of the sea.
All of the houses are accessible via a newly constructed road. They serve as model projects for eco-friendly construction.
The complex covers an area of 7,826 m². It can serve as a living and working environment for the management of the overall project.
